What Older Matraville Homes Need from a Sparkie

Most of the stock here is post-war, built the way post-war stock is built. Brick, double-brick, and fibro where the budget ran out.

That shapes the job before we arrive.

Adding modern appliances and air conditioning to a post-war house is what drives switchboard capacity upgrades. The board was sized for a fridge, a kettle and not much else, and it has been carrying an induction cooktop ever since.

Soldiers'-settlement homes are still standing off Bunnerong Road, and the streets around Murrabin Avenue hold the same mix: detached cottages, semis and units, side by side.

Three things follow from that mix:

  • Double brick slows a cable run right down. Fibro is quicker and far less forgiving.
  • Semis and units share walls, so a small job can pull in a neighbour and a strata committee.
  • Detached cottages give us room to work, though their boards have usually been added to for decades.

So we open the board before we promise anything. It is the only honest way to price a house that has been added to more than once.

Three Building Waves, Three Kinds of Wiring

Each wave that built this place left different wiring behind it.

1940s to 1960s. Soldiers'-settlement cottages and post-war detached homes, some still standing off Somme Way. Original boards, original circuits, and frequently no RCD anywhere in the house.

1960s to 1980s. The mid-century public housing estates went up, solid and plain, wired to the standards of their day. Those did not include a safety switch on every circuit.

1980s to 2000s. Infill across the former drive-in site and through the Peninsula and Mawarra estates. Newer, but old enough that the board is on its second generation of appliances.

The thread running through all three is the missing safety switch. Older dwellings here often have none, and it surfaces at inspection or on sale, the worst possible moment to find out.
