Cars were built here. The General Motors Holden plant sat on this land for decades, and the suburb still organises itself around where the factory used to be.

Before that came the estate. Private developers started carving up Monash Gardens in 1919, which makes this an older suburb than its housing suggests.

What actually stands here now is mostly post-war, and mostly double brick. Freestanding family houses, one after another, with proper yards.

Then the new arrivals: townhouses through the streets, and a large Meriton apartment precinct built straight over the old factory land.

There is a pattern in that. The bus depot became the Westfield, the car plant became apartments, and almost everything of scale here is standing on ground that used to do industrial work.

The build record runs in three parts: the post-war push, another wave through the 60s and 70s, then nothing much until the 2000s brought the new stock.

Those two populations pull the same lever from opposite ends. New townhouses and apartments want load the old grid arrangement never planned for, while the original brick houses were sized for a 1950s kitchen, so switchboard upgrades stay constant here.

The older half carries a second problem. Plenty of those original post-war houses are still wired back to a ceramic fuse board, a design that predates the whole idea of protecting people rather than cables, and it cannot see a fault running to earth.

Wentworth Avenue and Banks Avenue carry both stories at once, post-war brick and lawn alongside render and balconies.

Two problems dominate what gets reported from here, and both belong to the freestanding houses rather than the new builds.

No safety switches fitted. A house from the 1940s to the 1970s that dodged renovation will commonly have no RCD anywhere in it. Retrofitting them is a short job carrying an outsized payoff.

Wiring exposed by extensions. People extend these houses rather than leave them, and the moment a wall or ceiling opens up, the ageing wiring behind it becomes visible and usually needs replacing. A rewire during the build is far cheaper than one afterwards.

This is a suburb of families, and most of them own the roof over their heads. That changes the brief.

Owner-occupiers with kids do not want a quick patch that someone else inherits. They want the board right, the circuits protected, and the job done once, which suits us exactly.

This suburb sits under a different council to most of our run, and it is inside our ordinary working week rather than outside it.

Detached houses on real blocks generate a category of work that unit suburbs simply do not.

Sheds are the big one. A garage or workshop out the back needs a supply of its own, and on a post-war house that supply was either never run at all, or run decades ago in a way that nobody would sign off on today.

Then there is everything the yard has collected since. Outdoor power for a pool pump, lighting down a side path, a point by the barbecue, a circuit for whatever tools live in the shed.

The pattern is consistent: the house grew, the board did not. That is the same story the extensions tell, from a different direction.

None of it is exotic work. It is simply what a suburb of freestanding homes, bookended by golf courses and still drinking at a pub that opened in 1953, asks for far more often than a suburb of flats ever will.
